FUFU Atami solves a specific problem: you want a private open-air hot spring, you have one or two nights, and you do not want to spend them on a mountain bus. Atami is on the Shinkansen, roughly 50 minutes from Tokyo, and every room here is a suite with its own open-air bath.
The real question is Atami or Hakone — and the answer is about sea versus mountain, not about quality.

Atami or Hakone?
Atami is a seaside onsen town on a bay, with a Shinkansen station, a shōtengai that climbs the hill in steps, and fireworks over the water in summer. It is warmer, saltier and slightly old-fashioned — the kind of place Japanese couples have been going for a century.
Hakone is a mountain valley with a lake, a volcanic vent, and the best Fuji views in the region. It is cooler, greener, and the transport inside it is a tourist attraction in itself.

Practical difference: Atami is 50 minutes from Tokyo on the Shinkansen and you can walk to dinner. Hakone is 90 minutes by Romancecar and you need a car or three modes of transport to get around.
If you have one night and no car, Atami is the easier answer. If you want the mountain and Fuji, Hakone.

What the rooms give you
Every room is a suite with an open-air hot spring bath, and a balcony or terrace open to the air. The communal bath adds a dry sauna and a steam sauna. There is also a Spa by Sisley on site.

Dinner is one of three restaurants — Japanese, teppanyaki, or sushi kappou — so a two-night stay can eat differently on each night, which is unusual for a ryokan-style property and one of the reasons it works for two nights rather than one.

How many nights
One night if Atami is a rest stop between Tokyo and Kyoto. Two if you want a slow day: the MOA Museum of Art, the beach, the old villas, and a second dinner in a different restaurant.
Three is too many unless you are using it as a base — Atami itself is a small town, and the pleasure is repetition rather than exploration.

What to do with a day
- MOA Museum of Art — a serious collection in a hilltop building, with a view over the bay; the escalator up through the mountain is part of the experience.
- Atami Sun Beach — small, but it is a beach ten minutes from the station.
- Kiunkaku — a Taisho-era villa with gardens, once a famous inn.
- The shōtengai — the stepped shopping street; good for lunch and souvenirs.
- Summer fireworks — Atami runs them over the bay through the summer, visible from the coast.

How to get there
Tokaido Shinkansen from Tokyo to Atami, around 50 minutes, then a short taxi or the hotel's pick-up from Atami or Kinomiya station. A car with a driver takes about 90 minutes from central Tokyo and removes the luggage problem entirely.

Who it suits
Couples with one or two nights to spare; anyone who wants an onsen without a mountain journey; travellers ending a Tokyo stay with a slower day before flying. It is also easier than Hakone for older guests, because the property is compact and the town is flat by the sea.

Who it does not suit

Anyone who wants the classic Fuji-and-lake view: that is Hakone or Kawaguchiko. And anyone expecting a big resort — this is a small property, and the atmosphere is quiet.
