FUFU is not one hotel with ten branches. It is ten different buildings, each tied to a specific place and a specific hot spring, and choosing the wrong one is the most common mistake guests make. Tokyo Ginza is a city hotel with a bath on the 20th floor; Hakone is a mountain ryokan with three kinds of spring water; Jogashima is on the Pacific.
This is the honest comparison: what each property is for, how far it is from an airport, and which one suits the trip you are actually taking.

The ten properties, by geography
| FUFU TOKYO GINZA | Tokyo, Chuo-ku (Hulic Ginza Building) | City stay with hot spring; no travel needed |
| FUFU HAKONE / HAKONE SUISHOEN | Hakone, Kanagawa | Mountain onsen; three types of spring water |
| FUFU ATAMI / ATAMI KAIHOUROU | Atami, Shizuoka | Seaside onsen town, 50 min from Tokyo by Shinkansen |
| FUFU KAWAGUCHIKO | Fuji-Kawaguchiko, Yamanashi | All-suite, Mount Fuji views, private open-air baths |
| FUFU JOGASHIMA | Miura, Kanagawa | Pacific seaside resort, sunset over the sea |
| FUFU KARUIZAWA | Karuizawa, Nagano | Highland forest, cool summers |
| FUFU KYU-KARUIZAWA | Karuizawa, Nagano | Quieter forest retreat, pairs with the above |
| FUFU NIKKO | Nikko, Tochigi | National park, shrines and mountain air |
| FUFU KYOTO | Kyoto | City ryokan, pairs with FUFU Nara |
| FUFU NARA | Nara | Ancient capital, pairs with FUFU Kyoto |

If you have three or four nights
Tokyo Ginza and one more. Land, spend a night or two in the city with a hot spring at the end of the day, then take one property outside Tokyo — Kawaguchiko for Fuji, Hakone for mountain springs, Atami for the sea, Jogashima for sunsets.
This is the shape we build most often for first-time visitors: the city half and the rural half in one short trip, with a driver for the transfer day.

If the point is Mount Fuji
Kawaguchiko. All rooms are suites facing the mountain, with open-air hot spring baths lined with volcanic stone from Fuji itself. Nothing else in the group is built around a single view like this.
Two nights, and plan the mornings — Fuji hides in cloud more often in summer than in the cooler months.

If the point is hot spring water
Hakone. The property is the former Hakone Suishoen and offers three different types of spring water, which is unusual even in Japan. Hakone is also the easiest onsen town to reach from Tokyo, which makes it the default choice for a single rural night.

Atami is the alternative: a seaside onsen town on the Shinkansen line, around 50 minutes from Tokyo, with the property occupying the site of the historic Atami Kaihourou.

If you are going to Kyoto anyway
FUFU Kyoto with FUFU Nara. The group itself sells this as a pair, and it is the right instinct: Kyoto for the city and the temples, Nara for the older capital and the deer park, an hour apart. Two nights each is a comfortable four-day block, and it can sit in the middle of a longer Kansai trip.

If you want quiet and cool air
Karuizawa — two properties, FUFU Karuizawa and FUFU Kyu-Karuizawa, in the same highland town. Karuizawa is where Tokyo goes to escape August, and the two properties are designed to be combined: one brighter, one deeper in the forest.

Nikko is the other answer: a national park, an old shrine complex, and altitude that makes summer bearable. It is further from Tokyo than Hakone and quieter because of it.

How these fit into a private itinerary
- Tokyo + Kawaguchiko — 2 nights city, 2 nights Fuji, driver for the transfer.
- Tokyo + Hakone — the shortest rural break; train works, a car is easier with luggage.
- Kyoto + Nara — 2 + 2, both city properties, no vehicle needed inside the cities.
- Tokyo + Karuizawa — Shinkansen in 70 minutes; good for a slow summer week.
- Nikko — best as an add-on to Tokyo with a driver, because the mountain road is the variable.

Frequently asked questions
Which FUFU property is best for a first trip to Japan?
Tokyo Ginza for the city nights, then Kawaguchiko if Mount Fuji matters or Hakone if the hot spring is the point.
Are FUFU properties ryokan or hotels?
They are Japanese small luxury resorts — ryokan in style, with private open-air baths in many rooms and set Japanese dinners rather than hotel buffets.
Do we need a car to move between them?
Between Tokyo and Hakone, Atami or Karuizawa the train is excellent. For Kawaguchiko or Nikko, a car with a driver removes a change of train and a mountain bus.
How far ahead should we book?
Three to six months for spring, autumn and weekends. The city and Fuji properties fill first.
